Buy outright
Best when you want a clean break, the price works, and a creative structure isn't worth the time.
Straight purchase at a discount, when that's actually the right answer. We do this when the seller wants out, the numbers we can pay are fair to both sides, and there's no structure that produces a better outcome. We close quickly, no contingencies, no retrades.
Restructure
Best when the borrower has equity and willingness, but the current terms don't work for either side.
Modify, extend, recast, or partial paydown. We work directly with the borrower to fix what's broken: a missed maturity, a documentation gap, an interest rate that's no longer realistic. The note starts performing again, you keep your position, and the borrower keeps the property.
Exchange
Best when you want a different position, not a check. Note-for-note, note-for-real-estate, or multi-party.
Trade your troubled note for a performing note or income-producing property from our network. We come from the exchange-counseling tradition, where deals are structured around what each side actually needs, not just price. Problem out, income in, often with no tax event.
Joint venture
Best when both sides have something the other needs, and the deal is too complex for a clean exit.
We partner where it makes sense. You bring the position, we bring capital and workout expertise. Shared risk, shared upside. Used most often on complex deals where a forced sale destroys value and a JV preserves it for everyone in the structure.
Not every note is a fit
We only work with notes secured by real estate, a recorded mortgage or deed of trust. Business notes, personal IOUs, and securities aren't what we do. If your note is under $500K or you just want a quick cash sale with no interest in creative structures, we're the wrong call. We'll tell you up front.
